
Boundary Surveys
A boundary survey is a type of land survey that establishes the property lines for a piece of property. Using the legal description found in the land deed, a surveyor will locate all of the property lines for a piece of property and mark these lines with iron rods, concrete monuments or another type of permanent marker. The surveyor will often use markers from previous surveyors to establish the property lines and reset any that may be missing or incorrect, while also noting any improvements or encroachments that may be present.
When is a Boundary Survey Needed?
A boundary survey is typically needed before subdividing, buying or improving a piece of land. A boundary survey will inform a land owner of the exact location of the property, avoiding costly land disputes that may arise from not knowing the legal boundaries. For example, a property owner seeking to build a fence around a piece of property would be wise to have a boundary survey performed to ensure that the fence does not overlap onto a neighboring piece of land.
Records Research
The first step in the survey process involves doing research through various government agencies to determine the legal and historical
record of the property. This includes any relevant documents that may affect the land, such as right of way plans from the Georgia
Department of Transportation. A title commitment is also required if your project requires an ALTA survey.
Field Work
The next step in determing the property boundaries involves actually going out to the property and measuring. ASA field technicians
will measure the property using advanced robotic techniques to ensure that property corners are accurately located and marked. Broken or damaged markers will be replaced in addition to any new markers that may be needed, ensuring that the property is precisely defined. At this time our field crew will also verify that there are no encroachments over any property lines and note any that may be present.
Drawing Preparation
After gathering all research from the field one of our expert office staff will then compare the research to what was
found in the field. Once all boundary lines are accurately determined a drawing will be prepared using AutoCAD drafting software to visually
depict all boundary lines as well as any encroachments or improvements that may be present on the property.
