
ALTA Survey Services
An ALTA survey is a particular type of boundary survey that is prepared according to a minimum set of standards as set forth by the American Land Title Association and the American Congress on Surveying and Mapping. Typically performed on commercial properties, this type of survey shows all improvements, easements, right of ways and various other items that affect the ownership of a piece of property.
Various situations call for an ALTA survey, from legal requirements to property insurance purposes. For example, a title company may require an ALTA survey to accurately insure the improvements and title to the land. A current title commitment is required before an ALTA survey begins, as the surveying company will have to refer to the title for the legal description of the property. The legal description will inform the surveyor about the piece of property as well as any encroachments that may be present. After the surveyor has completed the work a drawing is produced that shows the property owned, as well as improvements and encroachments.
